Is Fall Really the Best Time to Buy a Home in DC?

There's a headline going around this week claiming it's literally the best week of the year to buy a house. I want to talk about that, because it's both true and a little misleading, depending on where you're buying.

Realtor.com's research found that the week of September 27 through October 3 is historically when listing prices sit furthest below their summer peak nationally, about 3.5% lower. On a median-priced home, that works out to roughly $14,000 in potential savings off the summer asking price. Inventory is also sitting at its highest level in over a decade, and buyer demand drops off noticeably this time of year, since most people have mentally checked out of house hunting once the school year starts.

Here's the part the headline leaves out. That exact week doesn't map cleanly onto DC. The report names more than a dozen large metros that share this specific window, places like Atlanta, Chicago, and Dallas, and Washington isn't one of the ones called out. Our market runs on its own calendar, shaped by things like Hill turnover after August recess and a federal workforce that doesn't move on the same rhythm as the rest of the country.

What is true here, and lines up with the broader national story, is that this is a genuinely quieter, less competitive stretch than what we saw in the spring. Mortgage rates are still elevated, hovering around 6.76%, and that's keeping some buyers on the sidelines, which works in your favor if you're able to move forward. Sellers are more willing to negotiate. There's less pressure to waive every contingency just to get an offer looked at.

So is this the single best week to buy in DC? I'd put it differently. It's a good stretch to actually start looking without the frenzy that made house hunting feel impossible two years ago, whether you're eyeing a rowhouse in Brookland, a semi-detached in Petworth, or a condo near Logan Circle. The exact week matters less than the broader window, and that window is open right now.
